Position: Senior Title Searcher

Team: Titles Team
Location: Hybrid – Primarily remote with two days per month in the office
Employment Type: Full-time

Role Overview

This is a senior, specialist role for an experienced property search professional. The Senior Title Searcher will handle complex title investigations, including Land Register and Sasine titles, and prepare detailed legal and remortgage reports. The role requires precision, strong analytical skills, and the ability to mentor junior team members.

Key Responsibilities

  • Prepare detailed Legal and Remortgage Reports using Registers of Scotland records, ScotLIS, and other property databases.

  • Analyse deeds, burdens, servitudes, and other property rights/restrictions to resolve complex title issues.

  • Conduct investigations for challenging cases, including historic Sasine entries and remote properties, producing comprehensive reports with supporting maps and overlays.

  • Provide guidance and support to junior colleagues and contribute to team knowledge-sharing.

  • Stay updated with changes in land registration practices, legislation, and conveyancing trends.

  • Contribute to process improvements and quality assurance initiatives.

Required Skills & Experience

  • Extensive experience in Scottish property title searching, including Land Register and Sasine Register.

  • Strong understanding of land registration processes, conveyancing practice, and Scottish property law.

  • Proven ability to analyse complex legal and historical documents with high attention to detail.

  • Skilled problem-solver who can work independently on challenging investigations.

  • Confident communicator, capable of liaising effectively with colleagues, clients, and stakeholders.

  • Technically proficient with digital search tools, including ScotLIS.

  • Organised and able to manage multiple investigations in a fast-paced environment.

  • Previous experience in a senior role within title searching is desirable.
